STANDARD RATE

$1,600/night* Standard Rate / 5-night Minimum Stay (3-Bedroom, max 6 people)

$1,750/nt beginning December 2024 (4-Bedroom, max 8)

HOLIDAY RATE

$1,700/night* for the weeks flanking Holidays / 5-night Minimum Stay (max 6 people)

$1,850/nt beginning December 2024 (4-Bedroom, max 8)

Holidays include USA Thanksgiving, Memorial Day and Labor Day

PEAK HOLIDAY RATE

$1,900/night* for the weeks flanking Peak Holidays / 7-night Minimum Stay (max 6 people)

$2,000/nt beginning December 2024 (4-Bedroom, max 8)

Peak Holidays are Easter, 4th of July, Christmas and New Year’s.

*All nightly rates include ALL taxes & fees.  All rates & prices are subject to change. Request a quote for specific rate details for your preferred dates.

REFUNDABLE DAMAGE DEPOSIT

In addition to the rental rate, we require a damage deposit of $1,000.  This is refundable in its entirety after your stay if no damage or excessive cleaning is required.

CHECK-IN/CHECK-OUT

• Check-in: 3:00PM EST. FIRM.

• Check-out: 10:00AM EST. FIRM.

  No early check-ins or late check-outs without advance written permission; additional fees may apply.

TO BOOK A RESERVATION

• We are accepting reservations for UP TO SIX 6 GUESTS (in 3 BEDROOMS) for stays during MARCH - JULY, 2024. (We will be closed August - Nov.)

  We are also accepting reservations for UP TO EIGHT 8 GUESTS (in 4 BEDROOMS) for stays AFTER DECEMBER 1, 2024.

• When you send your inquiry for your preferred dates, the emailed response will include your Total Rental Fee and pertinent information to proceed with a booking.

• To secure a reservation, you will send upfront:

  • Rental Deposit of 50% of the Total Rental Fee, plus

  • The refundable Damage Deposit, and a

  • Signed Rental Agreement

• The Balance of the Total Rental Fee is due 30 days prior to arrival

• For bookings within 30 days of arrival, payment is due in full and is non-refundable.

• Payments accepted via PayPal, ACH transfer, traditional wire, and Zelle

CANCELLATION POLICY

For Standard bookings, if cancelled:

• 90+ Days Prior to Scheduled Arrival: Deposit is non-refundable unless property is rebooked for same dates. If rebooked 90+ days prior, deposit is refunded less a 10% cancellation fee.

• 31-89 Days Prior to Scheduled Arrival: Deposit is non-refundable unless property is rebooked for same dates. If rebooked 31-89 days prior, deposit is refunded less a 25% cancellation fee.

• 30 Days Prior to Scheduled Arrival: For cancellation (or non-payment of balance due) within 30 days of scheduled arrival, no refund will be provided.

Peak/Holiday bookings are non-refundable.

We strongly encourage trip cancellation/interruption insurance.

ADDITIONAL POLICIES

• New reservations are NOT accepted within 2 weeks of arrival

• Maximum 6 people (including children) through July 2024. Maximum 8 people beginning December 2024.

• No smoking

• No pets

• Booking person must be age 25+
